Frequently asked questions

Clear answers about snagging, inspections, timing, costs and reports.

  • How much does a snagging inspection cost?

The price is based on the built-up area (sq ft) of your property. Use our instant quote calculator for an estimate, and we confirm the final price before booking.

  • What is property snagging?

Snagging is a detailed inspection of a newly built property to find defects — from cracks and hollow tiles to AC and plumbing faults — so the developer fixes them before or soon after handover.

  • When should I book a snagging inspection?

As soon as you receive your handover notice. You can also book during the defect liability period (DLP), near its end (11-month inspection), or before buying a resale home.

  • How long does an inspection take?

Most apartments take 2–3 hours and villas 3–5 hours, depending on size and condition.

  • What does the report include?

Each defect is listed with its location, a description, a photograph, a severity rating and a recommendation, ready to send to your developer.

  • Should I sign the handover if defects are found?

Many developers let you sign with a snag list attached. Ask for written acknowledgement of our report, and insist that major issues are fixed before you accept.

  • What is a DLP inspection?

After handover, developers are responsible for fixing certain defects during the defect liability period. A DLP inspection documents problems that appear after move-in while the developer is still liable.

  • Do you re-inspect after the developer fixes the snags?

Yes. Our re-inspection checks every item in the original report and confirms what has really been fixed.

  • Do you inspect resale properties before purchase?

Yes. A pre-purchase inspection shows the real condition of a home before you sign the MOU, so you can negotiate or plan repairs.

  • Do you check the AC system?

Yes. We test cooling performance, airflow, thermostats, FCU drainage and the outdoor unit in every inspection.

  • Which areas do you cover?

All seven emirates: Dubai, Abu Dhabi, Sharjah, Ajman, Ras Al Khaimah, Fujairah and Umm Al Quwain.

Property inspection

  • What is the difference between snagging and a property inspection?

Snagging is aimed at new properties before handover, so the developer fixes defects. A property inspection assesses the condition of any property, including older homes, to support buying, renting or maintenance decisions.

  • How long does a property inspection take?

Most apartments take 2–3 hours and villas 3–5 hours, depending on size and condition.

Villa snagging

  • Do you check the roof of the villa?

Yes. Where safe access exists, we check the roof waterproofing, slopes, drains and parapets, and use thermal imaging to spot moisture.

  • Can you inspect a villa before the developer's handover date?

Yes. A pre-handover inspection is ideal for villas because it gives the developer more time to fix issues before you sign.

Apartment snagging

  • Is snagging worth it for a small apartment?

Yes. Even studios regularly have dozens of defects. Getting them fixed under the developer's responsibility is far cheaper than repairing them later.

  • Do I need to be present during the inspection?

It helps but isn't required. We can collect keys from the developer or your agent and send the report afterwards.

Townhouse snagging

  • Do you check the roof terrace?

Yes. We check falls, drains, waterproofing upstands and railings, and use moisture readings in the rooms below.

Handover inspection

  • Should I sign the handover if there are defects?

Many developers let you sign with a snag list attached. Ask the developer to acknowledge our report in writing. If major issues exist, you can ask for them to be fixed before handover.

  • Can you attend the handover appointment with me?

Yes, an engineer can join you to walk through the main issues with the developer's representative.

Pre-handover inspection

  • Is a pre-handover inspection different from a handover inspection?

The checks are the same; the timing differs. A pre-handover inspection happens earlier, leaving time for repairs before the handover appointment.

DLP inspection

  • What kind of defects appear during the DLP?

Typical examples are hairline cracks, grout and silicone failures, slow leaks under sinks, AC drainage problems and doors that start to stick.

  • Do I need a DLP inspection if I had a handover snagging?

Yes, ideally. Handover snagging finds what is visible on day one; a DLP inspection finds what develops with use.

11-month inspection

  • Is an 11-month inspection the same as a DLP inspection?

It is a DLP inspection timed specifically at the end of the period. A DLP inspection can be done at any point during the period when a problem appears.

Re-inspection

  • Can you re-inspect a property snagged by another company?

Yes. Send us the original report and we will verify each item.

Pre-purchase inspection

  • Can you inspect an occupied property?

Yes. We work around tenants or owners and need access to all rooms, the AC units and the DB panel.

Secondary inspection

  • How is this different from a pre-purchase inspection?

A pre-purchase inspection supports a buying decision. A secondary inspection is broader: it also serves owners, landlords and tenants who need a condition record or maintenance plan.

Thermal imaging

  • Do you need to open walls?

No. Thermal imaging is non-destructive. If a concealed problem is likely, we recommend where further investigation should happen.

Moisture detection

  • Will you find the exact leaking pipe?

We identify the affected area and the most likely source. Confirming a concealed pipe leak may require a plumber to open a small section.

HVAC / MEP inspection

  • Do you service or repair the AC?

No. We are independent inspectors: we test and report, so our findings aren't influenced by repair work.
